There are several reasons given by real estate experts on why it is not advisable to sell your house in current market conditions. One reason is the difficulty in selling houses whilst a lot of properties are staying longer in the market, longer than what the sellers would prefer.

Market value is another reason, as selling prices have to be competitive with the current market prices. Given that your house is similar in some aspects, a lot of buyers take into their consideration whether your price is competitive in comparison to other houses available. Higher-priced houses will most likely stay longer in the market unsold. Some dream homes out in the market may in fact be offered at lower prices than what you are selling, so it is important to be updated on how competitive your selling price is, in relation to the rest of the market, as well as the location of your house.

However if, for one or more reasons, you have to sell your house, then follow these tips to ensure faster probability of it being sold immediately:

1. Ensure that repairs are done, whether minor or major. Squeaking or broken door hinges, cracked or broken light fixtures, fences with faded paint, torn window screens – all of these factors are things that potential buyers do not want to see when they view your house.

2. Hire a professional home inspector prior to putting your house on the market for sale. As aptly titled, this home inspector will most likely find all the things that you may have overlooked, things that are sure to make or break your house’s selling point.

3. Pack away personal belongings from your house. Having less of your personal items around, will give potential buyers a chance to imagine how their own belongings would fit into your house. Also, your clutter of personal belongings might not suit the taste of the would-be buyers.

4. Ensure that your house is spic-and-span clean from the interior to the exterior. Kitchen counters, bathroom tiles, wooden/marble flooring, walls, ceilings, window panes, etc. – these should be free from unnecessary markings, stains, blotches, stickers, cobwebs, dust and dirt. Cleanliness is a plus factor for buyers.

5. Make sure to highlight each room’s best feature. If you have a splendid view from your master’s bedroom, then flaunt it. If you feel your fireplace offers great ambiance, then ensure that there is no sofa blocking its view. These are just some examples to give you an idea on how to go about finding which area of the room should be best presented.

With a very competitive market nowadays, it certainly is tough to sell a house. All things being equal, the above tips are sure ways to get that added advantage in closing the deal with your potential buyer.
