There are a lot of cost-effective ways to ensure that the house you are selling would create a good impression to would-be buyers. One of, if not the, most important things to consider is that of cleanliness, whether inside or outside of your home. For the outside, ensure that your lawn has been properly mowed, that areas that require painting be painted (especially faded window trims and fences). People driving by usually notice the exterior of the house first, and quite a few decide whether to check out that house based on whether the exterior does in fact appeal to them or not.

On the inside, ensure that there are no clothes or toys lying on the floor or any part of the house. Dirty ceilings, floors and furniture are a big no-no as well. In fact, dirt is essentially a negative factor which future buyers consider. No one wants to buy a house where the current owner is a slob. It is also beneficial to ensure that personal belongings are neatly packed away, prior to any potential buyers visiting your home. If you have little space to keep a lot of your personal stuff, you may consider donating some of them to charity or storing them at a friend or relatives' place for the meantime. This gives buyers a chance to imagine having their own personal belongings in different parts of your home (i.e. their vase on the coffee table, their painting on the living room wall). Kitchens and bathrooms should be kept habitually clean. Women buyers are the most critical of these areas, as these generally are the areas where a lot of dirt accumulates. A fresh set of towels as well as curtains ensure a clean look as well. Make sure those kitchen counters and bathroom tiles are polished also.

If you have a laundry room and / or a storage room, it would help to ensure that these areas are clean and neat to give the impression of being clean and orderly for visitors.
Minor repairs need to be addressed to, such as replacing worn-out light fixtures, removing cobwebs, fixing broken windows and leaking faucets, replacing hard-to-open doorknobs, oiling squeaky hinges, etc.

Do all these things and you give the would-be buyers the impression that you care very much for the house you are selling, and that alone will give a lasting impression that may seal the deal.
